We just closed a $637,000 DSCR cash-out refi in Tampa, FL at 6.775% - and the way we structured it made all the difference. The borrower owned a short-term rental free and clear. The goal was simple: pull out as much equity as possible. The challenge was getting lenders to see the property's real income potential. Most lenders would have run a 1007 rent schedule and capped proceeds at a fixed LTV. We took a different approach, combining AirDNA market data with the property's actual rental history to qualify on real STR performance. That boosted the DSCR enough to unlock a significantly larger loan, with no cash-out cap. As the loan advisor, Collin Jordan, put it: "By using AirDNA data alongside the actual rental history, we were able to show the real income picture.
