PROPERTY MANAGER - Fine Arts Building


Fine Arts Building, a historic landmarked building located at 410 S. Michigan Ave, home of the Studebaker Theater (a 600 seat proscenium), is seeking a dynamic individual to join our leadership team.

Reporting directly to the Director of Operations, the Property Manager is responsible for the day-to-day operations and overall business strategy for the building. Key responsibilities include ensuring the property is maintained to excellent standards, driving tenant satisfaction, and maximizing financial performance.  The ideal candidate will have a strong commercial real estate background and demonstrate strategic leadership, professionalism, empathy, and curiosity in their approach to management. An appreciation for and interest in Chicago’s arts and culture community is highly valued in this role. 


Duties and Key Responsibilities:

  • Preparing annual budgets, collecting rent, paying property expenses, analyzing operating costs, and providing financial reports to owners.
  • Overseeing major capital expenditure projects, repairs, renovations, and landlord-funded tenant build-outs.
  • Conducting regular site inspections, scheduling preventative maintenance, and overseeing janitorial services.
  • Serves as the main contact for tenants, handling inquiries/complaints, enforcing lease terms and negotiating renewals. 
  • Oversees day-to-day building operations and scheduling to ensure consistent coverage and operational continuity. 
  • Oversees safety, security, and accessibility initiatives, ensuring compliance with regulations while prioritizing inclusive and welcoming experiences for all visitors.
  • Demonstrates professional and sound judgment in day to day employee interactions, including the ability to recognize, document, and appropriately escalate workplace concerns to HR and leadership.
  • Serves as the primary point of contact for team support and escalations, including during off-hours, as needed.
  • Accountable for addressing urgent operational or facility issues to support the safety, functionality, and overall success of the building.
  • Possesses excellent collaboration skills, ability to handle and manage challenging interpersonal dynamics, and ability to maintain positive working relationships through conflict resolution in an empathetic and professional manner. 


Qualifications / Requirements:


  • Bachelor’s Degree or equivalent experience.
  • Active Illinois Real Estate Broker License, required.
  • 3–5 years or more of commercial property management experience across asset types such as retail, office, industrial, or mixed-use.
  • Strong organizational and time management skills, with the ability to prioritize and oversee multiple projects simultaneously.
  • Proficient in Google Workspace, Microsoft Word, Excel, Outlook, and Adobe Acrobat and rent management software such as Rent Manager or Yardi.
  • Team-oriented mindset with a positive attitude and a willingness to support colleagues across departments.
  • High level of integrity, strong work ethic, attention to detail, and sound judgment.
  • Ability to walk the building regularly, navigate stairs, inspect mechanical and operation areas.
  • Employment is contingent upon successful completion of pre-employment screenings, which may include criminal background checks and drug testing, consistent with applicable law. 


Compensation and Benefits


  • Salary range of $90,000-$110,000, commensurate with experience

Schedule


  • Monday - Friday, with flexibility for evening and weekend building events.
  • Must be available to respond to urgent building or operational issues outside of regular business hours, as needed.
