Did you know? Colorado changed the rules on security deposits. January 1, 2026. The new law: 30-day hard return deadline. Not "reasonable time." 30 days. 14 days to produce photos, invoices, and receipts if a tenant disputes a deduction. Deductions over 125% of actual damage cost? Courts presume bad faith. Bad faith means triple the withheld amount, plus attorney fees, plus 18% annual interest. Spreadsheets don't have a day-14 clock. What does your documentation process look like right now?
