At one of The Caleb Group's family properties, children recently gathered for a simple but meaningful activity — painting "Best Mom" signs as a Mother's Day gift. Moments like this speak to something central in our mission. Affordable housing is not only about units and services. It is about creating the conditions in which families can thrive, celebrate together, and strengthen their bonds. Across our communities in New England, we are committed to providing more than a safe home. We are committed to supporting the families who live in them. #TheCalebGroup #FamilyHousing #AffordableHousing #CommunityImpact #BuildingCommunity

The affordable housing shortage is a national challenge. Addressing it requires not only sustained investment, but a willingness to rethink how we build. A recent opinion piece in The Boston Globe makes a strong case for prefabricated and modular construction as a meaningful part of the solution. Factory-built housing can reduce construction time by up to 50 percent and lower costs by up to 35 percent — efficiencies that translate directly into more homes for more people. The authors argue that Massachusetts, currently ranked 45th in the nation in modular construction, must establish clear policies to standardize and streamline this approach, particularly for multifamily and affordable housing. At The Caleb Group, we are actively paying attention to shifts in the industry that have the potential to increase the supply of affordable homes — not just in New England, but across the country. The promise of prefab extends well beyond any single state. It is a conversation the entire housing sector needs to be having. https://lnkd.in/er5HgpHp @[Boston Globe] @[Massachusetts Housing and Shelter Alliance] #AffordableHousing #AffordableHomesNow #HousingForAll #CommunityDevelopment #TheCalebGroup #Bensonwood

At The Caleb Group, Resident Service Coordinators do whatever it takes to build community. At Village Heights, that meant one RSC suiting up as the Easter Bunny for the property's Easter Egg Hunt — on a beautiful spring day that brought families outside and children of all ages together. It is easy to describe resident services in programmatic terms. Posts like this remind us what it actually looks like: someone who cares enough to show up fully, in every sense. We are proud of the staff who make our communities more than a place to live. #TheCalebGroup #AffordableHousing #ResidentServices #CommunityImpact #BuildingCommunity #NonprofitHousing

Building Green: Sustainability Across Caleb Communities The sun has been doing important work at Xavier House in Nashua since 2023. 117 solar panels generating an estimated 52,000 kilowatt hours of electricity each year. A carbon offset of more than 51,000 pounds annually — the equivalent of the carbon absorbed by over 1,000 trees. At The Caleb Group, providing environmentally sound housing is not an aspiration. It is a commitment embedded in our mission. Solar installations like this one reduce operating costs, lower our environmental footprint, and contribute to the long-term sustainability of the communities we manage. Xavier House is the first in a series of Caleb properties where solar is part of how we build and operate. Over the coming weeks, we will be sharing the story of solar energy across our portfolio — and what it means for residents, for communities, and for the future of affordable housing. This work is made possible through our partnership with ReVision Energy and support of those who believe affordable housing should be built to last — and built with care for the world our residents live in.

Expanding access to care through community partnerships. The Caleb Group is partnering with Husson University’s Physical Therapy program to bring on-site wellness checks and physical therapy services to residents at Bradford Commons and Kenduskeag Terrace in Bangor, Maine. The program will begin with health screenings and expand to include ongoing physical therapy services delivered directly within the community. Through a grant from the Stephen King Foundation, the initiative will utilize portable “pop-up” therapy equipment to support on-site care. By addressing transportation barriers, this program helps ensure residents have greater access to essential health services. We are grateful to Husson University and the Stephen King Foundation for their partnership in making this program possible.

Food insecurity is escalating across the country, combined with sharply increased fuel costs, local food pantries are serving more people who are in greater need. The Caleb Group is grateful for partners like Merrimack Valley Food Bank, Inc., Good Shepherd Food Bank, Arundel Ford, Wayside Food Program, Youth Full Maine, and Greenfield Hill Congregational Church that help residents of Caleb communities feed themselves and their families. https://lnkd.in/eCKSXWZG

Creative engagement plays an important role in community well-being. At Rush Square, a Caleb community for older adults, residents recently participated in a terrarium-building activity using accessible materials such as glass containers, soil, and small plants. Creative projects help engage the mind and foster a sense of accomplishment. When done in a group setting, they also create opportunities for connection and can help reduce social isolation. The program was supported by the Henniker Lions, demonstrating the value of community partnerships in bringing meaningful activities directly to residents. At The Caleb Group, creating opportunities for residents to stay engaged and connected is an important part of building strong communities.

Health outcomes are shaped not only by access to care, but also by awareness and community support. During Testicular Cancer Awareness Month, there is an opportunity to highlight the importance of education and open conversation around men’s health. Testicular cancer most often affects men between the ages of 15 and 35, making early awareness especially important. At The Caleb Group, creating communities where residents feel supported and informed is an important part of promoting overall well-being.

Student voice highlights the impact of meaningful programming. At Frost Homestead, students recently completed a 5-week Social Emotional Learning workshop designed to build emotional awareness, communication skills, and self-expression. Participant reflections included: “There is always a different way to react to things.” “I really liked the game of matching colors to emotions.” At the final session, students were recognized with certificates and received art kits and gift cards, generously provided by the Ungroup Society of Waterbury. Parents attended to celebrate their achievements and expressed strong appreciation for the program. Programs like this, made possible through community partnerships and the work of Resident Service Coordinators, provide young residents with meaningful opportunities to learn and grow.
