They started hiring and needed their own office 3. We sourced offices and got tours on the calendar 4. First space they toured: done 5. They moved into a beautiful, refined office off of Market St That's the Tandem dream. No months of back-and-forth, no compromises on spaces. David Barzelay of Lazy Bear spent 17 years developing his second restaurant. JouJou opened last month at 65 Division: a French brasserie aspiring to the energy of Balthazar and the late Stars. The Design District attracts a certain kind of serious work: furniture showrooms, lighting studios, architects in buildings that still have loading docks. A destination restaurant fits that logic better than it looks. A few blocks away: 5,625 sq ft at 325 9th St. Concrete columns, timber ceiling, steel-frame windows. $22,968/month. One Madison (SL Green Realty Corp.) is fully occupied for the first time. Harvey AI expanded to 185,000 sq ft in March, filling the last available space in the 1.4 million square foot tower. It's an unusual signal: a major AI company as the anchor tenant that tips a trophy building to 100% occupancy. Flatiron has been collecting this kind of lease for the past year. Four blocks south: 5,000 sq ft at 45 E 20th St, $21,651/month. Tall windows, original floors, a building that's been here since before anyone called this neighborhood Flatiron. Jake Stevens, Matthew Gunton, and Joe Fioti are building the fastest AI inference in the world -- they compile AI models so your throughput is as fast as it can possibly be. The most dangerous document a Series A founder signs isn't a term sheet. It’s a 5-year office lease. I speak from experience 🙈🙈🙈 Under- or over-committing on office space is an easy trap to fall into, has real $$$ impact on your business, and can feel like a smart decision at the time ("we'll grow into it..."). I talk with founders about office space all the time. Here's what I tell them- 1. Before you sign, ask yourself "What will we do if we do NOT grow as quickly as we're projecting?" (usually.... you don't). 2. On the other hand, if we outgrow this space in 18 months, is this space "subleasable"? (It’s hard to sublease certain types of spaces, especially with <12 months left). 3. What's our "Meeting Room Math"? Meeting rooms are the hottest commodity in the office. Plan on at least 1 per 5-10 employees.
