The Housing Market Isn't Recovering. It's Adapting. There's a Difference. Spacial CEO Maor Greenberg sat down with Construction Owners to share his read on the latest NAHB Housing Market Index. The headlines are calling it encouraging. He sees it differently, and explains why in the full interview. "Fourteen consecutive months of incentives mean they are not a tactical response to a soft quarter. They are now a permanent line item in the cost of selling a house." The HMI ticked up three points in May. That doesn't mean conditions improved. It means they didn't get worse. There's a big difference. The real signal is incentives. 61% of builders used them in May, 14 months straight above 60%. That's not a tactical response anymore. That's the new cost structure. Affordability has crossed from a demand-side problem to a supply-side one, and builder margins are where you feel it. Add in land entitlement timelines, labor pipeline pressures, and slowing permits, and the picture gets clearer. This isn't a cycle waiting to turn.
