The multifamily investment landscape is shifting. Higher borrowing costs, compressed cap rates and limited repositioning opportunities are forcing a reassessment of the traditional acquisition playbook. In today’s market, new development offers a stronger path to long-term performance—particularly when positioning projects to deliver into the next cycle of rent growth and economic expansion. Our latest perspective explores why building new is currently more compelling than buying existing assets.

We Build Stories
About us
At Ryan Companies, we believe the value of the buildings we design, develop, finance, manage and construct is about more than dollars and cents – it’s also about the value they bring to the people who use them and the communities that surround them. That’s why we focus first on the “why” so we can give life to your vision and achieve the best possible outcome. As a national leader in commercial real estate services, we know that our customers are as unique as their projects. That’s why, day after day, we’re driven to uncover their stories. To be inspired by what inspires them. To bring the right people to the table so we can collaborate on a deeper, more engaging level. Together, we build something far more profound than the physical presence of a building. We build the backdrops to life’s stories. At Ryan, our values – Safety, Integrity, Respect, Stewardship, Family, Excellence and Fun – define our culture and they shape and ignite the people who join our team. They are more than words in a mission statement, they are the inspiration that guides our decisions and shapes our belief that we offer something no one else can. In the end, your building is better, your experience working with us more enjoyable, your community more vibrant and your project site safer – all because we embrace our values each day.

Last week with equity partner Strata Equity Group, Inc., we celebrated the grand opening and lease up of VAYA on Axia, a 278-unit multifamily community within the master-planned community of Millenia. As both the developer and builder of the property, we're thrilled to deliver a high-quality housing option that meets the significant demand for new residences in Chula Vista, CA. This thoughtfully designed development sets a new standard for modern living, with resort-style amenities, rooftop decks, lush landscaping and several sustainable elements including dedicated electric vehicle chargers in every resident garage, a robust solar program with panels both on roof tops and car ports, and energy efficient appliances. A special thank you to Drone Brothers for capturing the progress from groundbreaking to completion! Read more: https://lnkd.in/gPQvKqvb

In partnership with Barr Engineering Co., Kimley-Horn and the Capitol Region Watershed District, we're incredibly honored to announce that the sustainable, stacked infrastructure at Highland Bridge, a 122-acre mixed-use redevelopment in St. Paul, MN, has been named one of the top 24 engineering projects in the nation by the American Council of Engineering Companies (ACEC). Beyond the National Honor Award, the project also received both the Grand Award and the People’s Choice Award from American Council of Engineering Companies Minnesota (ACEC MN). Highland Bridge showcases a layered approach to infrastructure by combining rain gardens, planted areas and permeable surfaces with underground storage and filtration. Together, the system treats 64 million gallons of stormwater annually, preventing an estimated 28 tons of sediment and 147 pounds of phosporus from entering the Mississippi River each year. These metrics were a key factor in the project's recognition by the ACEC National panel, which evaluates entries based on complexity, innovation and social value. Congratulations to our many partners on this well-deserved recognition! Read more: https://lnkd.in/gBU5Y982

We’re proud to celebrate a major milestone in South Minneapolis with the ribbon-cutting of Southside East Lake Street, a 30,000-SF community health clinic. As the builder, we’re honored to bring this state-of-the-art facility to life, improving access to quality healthcare for low-income and uninsured patients. By consolidating services that were previously spread across two separate buildings, this new facility ensures that patients can receive comprehensive care all under one roof. This project dramatically expands the capacity of Southside Community Health Services, allowing them to grow their patient base, extend operating hours, and integrate a full spectrum of services, including an on-site pharmacy, diagnostic laboratory, behavioral health support and more. Designed and delivered through strong community collaboration, this project reflects what’s possible when public, private, and community partners come together around a shared goal: expanding access to care. Throughout April, our team members across the country came together in meaningful ways for National Volunteer Month. From environmental cleanups and sustainability efforts to food security programs, youth initiatives, and supporting families, seniors, and animals in need, our teams gave back to the communities where we live and work. At Ryan, our purpose is to create places where people thrive, and that belief guides how we show up for our clients, our team members, our communities, and our planet. We’re grateful to everyone who helped bring our mission to life this month! 💚
