Attended AIM for the first time last week and I left thinking about one question: What happens when AI starts creating real operating leverage in multifamily? Yes, consolidation is accelerating. At this point nearly 60-70% of the growth among the NMHC Top 10 over the last decade came through M&A. But scale alone is not the story anymore. The more interesting conversation was whether operators can actually translate technology, AI, and data into measurable NOI improvement at the property level. The emerging view seemed to be yes. But not evenly. Larger national operators are structurally better positioned to capture more of that upside because they have: -larger data sets -more resources dedicated to technology and AI -centralized operating infrastructure -teams focused on implementation and continuous improvement That advantage compounds over time. At the same time, this is not a winner-take-all story. Smaller and regional operators will benefit too. The difference is likely in the magnitude and speed of execution. What I appreciated most about AIM was how practical the conversations were. Less hype, more focus on where NOI improvement will actually come from: -maintenance operations -admin workflows -utility optimization -leasing efficiency -ancillary revenue -resident retention -operating consistency Everyone gets a lift. But the lift increasingly feels capability-dependent. Really enjoyed the conversations this week and appreciated all the perspectives shared. Private equity-backed ProperXPM’s “flexible autonomy” model seems to be working – that is, if their latest acquisitions are any indication. The firm recently acquired NOVO Properties and Alexander Properties Group, bringing its roster to six companies and its portfolio to nearly 20,000 units across 15 states.
