    Retention is getting harder, and more expensive, across property management right now.   With rent compression, rising operating costs, and higher resident expectations, every operational decision carries more weight. Small inefficiencies quickly turn into lost revenue.   In the May 2026 issue of REI INK Magazine, a clear shift comes into focus: maintenance plays a direct role in resident retention, NOI, and long-term asset performance.   The data makes the case. Maintenance experience can drive an 8–12 point gap in retention rates. Poor communication and inconsistent service increase churn, with costs reaching up to $6,800 per unit. Optimization, backed by real data, is becoming a requirement for operators who want to stay competitive.   That’s where Roberto Martinez’s perspective stands out and he shares more in the article.
