The global real assets environment has been reshaped by several forces: geopolitical conflict, energy market volatility, shifting trade policy, and tighter financing conditions. Together, these dynamics have raised costs, increased uncertainty, and complicated execution across markets. Hines Global CIO David Steinbach believes managers with the right locations and resources have an opportunity to create value through active ownership or counter-cyclical development with little competition. Demand for best-in-class, well-located office space has continued to outstrip supply in Europe, and we’re seeing leases increasingly being signed earlier in the development process. B’Ella Berlin is a landmark mixed-use quarter currently under development by Hines with completion expected in Q1 2029. Earlier this year, it was the site of one of the largest lease agreements for a new development in Berlin over the last three years. We believe a unique opportunity is taking shape in the European office sector: Occupier preferences have sharpened. Pricing has become attractive. Fundamentals are showing convincing signs of strength. And a shifting geopolitical landscape has been reframing Europe’s economic priorities, driving investment and reshaping demand patterns. But these bright spots are inconsistent, with a clear bifurcation emerging between the best and the rest. The proof is in the pricing: there has been a significant divergence between prime and secondary office values, far greater than other sectors. Explore the factors driving this divergence in the latest perspective from Hines Research: https://bit.ly/4dqAgbS

It’s easy to feel nostalgic when you’re walking through the lobby of Pennzoil Place. When it opened in 1975, it was hailed as the “building of the decade.” But macro factors have given real estate investors plenty of other reasons to think back to the 70’s. Geopolitical tensions have elevated the risk of energy-driven inflation shocks and central banks face pressure to balance inflation control against financial stability and growth concerns. Buildings like Pennzoil Place speak to the fact that Hines has been here before. Read our analysis of the implications for pricing and returns if rates repeat a path like the one they took in the 70’s: https://lnkd.in/eMn_H5Hx
