The lending rules for NYC condos are changing, and August 3rd is an important date to have on your radar. New guidance from Fannie Mae and Freddie Mac will eliminate the limited review process for most condo transactions, replacing it with a more rigorous full review that scrutinizes reserve funds, budgets, and deferred maintenance. Starting January 2027, the minimum reserve funding requirement also increases from 10% to 15% of a building's annual budget. Marc Kotler, president of our New York region, describes the shift to full review as a "seismic change in the review process" and notes that banks will increasingly look for financial stability, budgeted reserves, and long-term maintenance planning. Buildings that act now, through reserve studies, updated budgets, or tighter financial planning, will be well-positioned to keep units warrantable and buyers financed. A few months ago, our Blue Lagoon office hosted a laptop drive benefiting PAWS4you — a local rescue organization dedicated to finding loving homes for animals in need.
