In a popular tourist town where short-term rentals and luxury conversions are grabbing up what little affordable housing remains, where do working residents turn? That question was at stake in Ouray, Colorado, when a sixplex — one of the last unrestricted affordable rental properties in town — hit the market in 2022, putting the property at risk of conversion. A local community land trust, the Home Trust of Ouray County, stepped in to preserve it as permanent affordable housing for the residents who make Ouray home. Where do Denver's seniors turn when the place they've called home is no longer affordable? It's a question that nearly became a reality for residents of Downing Square, a beloved affordable housing community in the Five Points neighborhood since 1997. With affordability restrictions set to expire and the property listed as a luxury conversion opportunity, its future was uncertain. But Archway Communities wasn't ready to accept that outcome. The mission-oriented nonprofit secured a bridge loan to acquire the property along with a commitment to refinance, renovate, and keep it as affordable housing for the long term. Preserving affordable homes isn't just about keeping rents low. It’s also about maintaining the buildings that support residents' quality of life.
