  • Last week, we proudly celebrated the Grand Opening of Shannon Reserve in Union City, Georgia, a 166-unit senior housing community for residents ages 55 and older. Shannon Reserve marks Dominium’s 29th community in the state of Georgia. The community includes one five-story building with 158 apartment homes, as well as two separate cottages featuring four homes each. In total, Shannon Reserve offers 65 one-bedroom, 83 two-bedroom and 18 three-bedroom apartment homes. Residents have access to a wide range of amenities, including a community room, furnished arts and crafts room, fitness center, theater room, salon, covered outdoor patio, fenced community garden and on-site laundry facilities. We were honored to welcome Union City Mayor Vince Williams and Georgia Department of Community Affairs Deputy Commissioner Maureen Freehill, who shared remarks alongside Dominium Vice President and Project Partner Shaun Reinhardt and Development Analyst Gabriel Alayof.   • We are pleased to share the successful resyndication closing of Desert Willow, a 224-unit family community located in Albuquerque, New Mexico. Originally built in 1999 utilizing the 4% Low-Income Housing Tax Credit (LIHTC) program, Desert Willow was acquired by Dominium in February 2025, at which time Dominium also assumed management responsibilities for the property. With the resyndication now complete, Dominium Construction & Architecture Services will begin a $7 million renovation of the community. Planned improvements will primarily focus on the clubhouse and unit interiors, following significant exterior renovations completed by the previous owner in 2022. Community amenities include a clubhouse, fitness center, playground, swimming pool, spa and covered parking. This milestone would not have been possible without the collaboration and support of our valued partners, including Freddie Mac, Wells Fargo, New Mexico MFA, Benalillo County, City of Albuquerque, Winthrop & Weinstine, Dominium Construction & Architectural Services and Stewart Title. Thank you to everyone who contributed to bringing this closing to completion and to those who will continue supporting the community moving forward.     We are pleased to announce the successful acquisition closing of Sweetwater Terraces, a 165-unit senior housing community located in Duluth, Georgia. This closing is Dominium’s sixth community in Gwinnett County and further strengthens our footprint in the Atlanta metropolitan area. Originally developed in 2008 utilizing 4% Low-Income Housing Tax Credits (LIHTC) and tax-exempt bonds financing, the property was at risk of converting to market-rate housing through the previous owner’s planned exercise of qualified contract rights. Through this acquisition, Dominium will preserve the community’s long-term affordability and maintain access to quality housing for seniors in the area. Dominium plans to resyndicate the property in Q4 2026 under a new long-term affordability structure. As part of the resyndication, Sweetwater Terraces will undergo an estimated $9.9 million renovation, including upgrades to roofing, siding, unit interiors, the clubhouse, amenity spaces and other community enhancements. The property features a four-story residential building along with a community garden, fitness center, salon and shuffleboard. This acquisition would not have been possible without the support and collaboration of our development partners, including Merchants Capital, Dominium Construction & Architectural Services, Winthrop & Weinstine, the Georgia Department of Community Affairs and Stewart Title Company. Thank you to everyone who contributed to the successful closing and who will continue supporting the property through rehabilitation and ongoing operations.     We are excited to share that yesterday we celebrated the groundbreaking of Evermere at Trinity in Nashville, Tennessee. Upon completion, Evermere at Trinity will provide 233 high-quality apartment homes serving the City of Nashville and surrounding communities. The community will include 55 two-bedroom, 104 three-bedroom and 74 four-bedroom apartments. Constructed by WD Construction, the development will feature a range of amenities, including a clubhouse, fitness center, pool, playground, mail kiosk and on-site bus stop. Located just minutes from East Nashville and downtown, the community offers convenient access to neighborhood shopping, dining and entertainment, as well as nearby transit connections for easy mobility throughout the city. We were honored to hear remarks from Mayor Freddie O'Connell, Councilwoman Kyonzte Toombs,Esq.,MBA,CHC, Executive Director of THDA Ralph Perrey, and Chairman of the IDB Nigel Hodge, alongside Dominium’s Austin Holmes, Marisa Button and Rory Hogan.   • We’re pleased to announce the promotion of Thomas J. McElroy to President of Capital Markets at Dominium. Over the past five years, TJ has played a pivotal role in strengthening our capital markets function, helping secure more than $4 billion in annual financing to support our development pipeline. His leadership has advanced innovative financing strategies and expanded our network of capital partners. TJ began his career at Dominium as an intern in 2012 and became a full-time associate in 2013. After seven years with Castlelake, a global private investment firm, he returned to Dominium in 2021 as Vice President of Capital Markets, where he has led strategy across our debt and equity relationships.
