The multifamily development project will deliver 138 high-end apartments in downtown Downers Grove (suburban Chicago) mid next year. This is what active management looks like on the ground. They commit to a geographic focus or property type and build from there, which works until market conditions make that thesis harder to defend. The Bailard approach is different.
