We’re incredibly proud to be supporting the Legal & General project as furniture consultant on a project that places real emphasis on social value and community impact. Last week, members of the TFP project team joined colleagues from Overbury for an afternoon on the banks of the Thames in Fulham, helping clear plastics and litter from the riverbank as part of the project’s wider social value initiatives. Working alongside Washed Up Cards, we learned more about the impact of plastic pollution and the importance of collective action within local communities. The social enterprise runs community clean-ups, wellbeing workshops and creative reuse initiatives, transforming collected plastic waste into handmade products that help spark conversation and raise awareness. It was a really rewarding afternoon, great to make a positive contribution to the local environment and to spend time connecting with the wider project team. A few weeks ago, the TFP team made the annual trip to Milan Design Week and, as ever, it didn’t disappoint. This year’s fair was full of thoughtful detailing, and across the city there was a clear focus on craftsmanship, materiality and products designed with longevity in mind. We soaked in plenty of new product launches and installations, alongside some standout furniture and material collections. British Waterways is a design-led Build to Rent scheme in Nottingham, transforming a heritage canalside building into a distinctive residential destination. Working with Franklin Ellis Architects and Native Communities, TFP’s Living team developed a furniture and styling approach that connects the building’s industrial past with modern living, creating spaces that feel grounded, comfortable and built to last. Across 95 apartments and amenity spaces, the design pairs warm, tactile materials with clean, contemporary forms. Bespoke pieces and two complementary palettes reflect both the canal setting and the building’s historic fabric. Mitre Yard brings a bold industrial character to modern living in North West London, delivering 241 Build to Rent homes near Willesden Junction. Working with Ridgeback Group’s in-house design team, we delivered the furniture package across all amenity spaces, combining bespoke joinery and banquette seating with carefully selected pieces to reflect the site’s industrial context. Metal finishes, exposed detailing and robust materials are balanced with warmth and tactility, creating spaces that feel both authentic and welcoming. Every element was designed to work seamlessly with the building’s architecture, supporting how residents live, work and connect. Last month, our Manchester team had the pleasure of joining The Manchester Metropolitan University for Manchester School of Art’s Green Week initiative. Amy Carter, Consultant Manager, and Alex Webb, Sustainability Manager, shared insights into the sustainability priorities shaping furniture projects, covering supply chains, materiality, production, climate impact and circularity. We also welcomed The Manchester Metropolitan University students to our Manchester office, where our team led discussions on circularity in practice. Students then put this into action, dismantling furniture to better understand how products are made, used and ultimately reused. Taylor Wessing’s London headquarters at New Street Square brings together 175,000 sq ft of workspace that carefully balances focused legal work with collaboration and client-facing spaces. Designed by ID:SR Sheppard Robson the scheme rethinks traditional legal working practices, creating a more connected workplace that supports focus, togetherness and client experience in equal measure. Hospitality-led spaces, integrated technology and a considered approach to furniture, finishes and styling all contribute to how the space is used day to day. Reuse and whole life carbon thinking informed the approach from the outset, with existing furniture retained and reworked where possible.
