About us
With over 22,600 social and affordable homes, Incommunities is a leading housing provider in the region and our properties are primarily located in the Bradford district. However, we also have homes in Kirklees, Wakefield, and the Sheffield area, and we are constantly developing more new homes in North and South Yorkshire. As a not-for-profit organisation, we reinvest our income into the homes and communities in Bradford and the surrounding areas. Our goal is to provide a diverse range of good quality, warm, and affordable homes while delivering high-quality services that meet the needs of local people. We also invest in our homes to make them more energy-efficient and cheaper to run for our residents, as well as creating employment opportunities for local people and contributing to the local economy through our various employment schemes and activities.

The NHF EDI data tool is helping housing associations turn data into action. At Incommunities, data has played a key role in shaping its EDI journey, informing decisions, supporting more inclusive leadership, and helping services better reflect their residents and staff. In a new piece for Inside Housing, Marianne Elliott explains how the NHF EDI data tool supported this progress, helping them to: ● Build a clear picture of how their workforce compares with their communities, region and the wider sector. ● Develop a consistent approach to collecting data. ● Tailor services more effectively to residents’ needs. The NHF created the EDI data tool to help our members collect and analyse data on the diversity of their workforce, leadership and boards. Your diversity data will make a vital contribution to our sector-wide analysis. The West Yorkshire Housing Partnership’s latest annual report shows real progress. 1,700+ new affordable homes delivered, alongside continued investment in existing homes, regeneration and inclusive communities. We’ve just published our annual report for 2025/26 📝 It’s been a year of real momentum, driven by our shared ambition to tackle the housing crisis in West Yorkshire. We’re now focused on turning that progress into more affordable homes for people who need them most. Here’s a snapshot of our partnership and what we’ve achieved together: - We’re 𝟏𝟑 housing association members working alongside local authorities, the West Yorkshire Combined Authority and Homes England - We’ve delivered 𝟏,𝟕𝟑𝟏 new affordable homes - We manage over 𝟏𝟖𝟔,𝟎𝟎𝟎 social homes across West Yorkshire - We add around £𝟑𝟗𝟓 𝐦𝐢𝐥𝐥𝐢𝐨𝐧 to the regional economy each year Read more below ⬇️

Recently, colleagues came together for our first Celebration of Faith and Culture event! From cultural stalls and henna art to street food, wellbeing activities and powerful colleague stories, the day was full of learning, connection and pride. A brilliant celebration of the many faiths, cultures and experiences that make Incommunities such a diverse and welcoming place to work.

It was great to see our Customer Experience Committee (CEC) come together in person at the Arts Café in Holme Wood for a productive and inspiring Away Day. From collaborating on our Customer Contact Model to engaging directly with our Neighbourhood Housing Officers on the ground, days like this highlight the value of involving our customers in shaping our services and community initiatives.
What a day at our Customer Experience Committee (CEC) Away Day 💛 So good to be together in person, hosted at the brilliant Arts Café on The Parade in Holme Wood - one of our neighbourhood hubs, a real community gem we helped to bring to life (and quite possibly the best coffee in #Bradford ☕️). The main aim of the day was simple - for CEC to spend time getting to know each other better. Alongside that, we looked back and reflected, then looked forward, with rich conversations on our Customer Contact Model, a brilliant interactive session with Kayle M. from The United Art Project on listening to and amplifying diverse voices, and what great customer experience really means on the ground. CEC members also got out and about in Holme Wood with our Neighbourhood Housing Officers, seeing the community through their eyes. We wrapped up with an update on our Connected Communities model - and left with loads of discussion, challenge and connection. Days like today are a powerful reminder of the difference it makes when customers are directly involved in shaping strategy and decisions. Our Chief Executive, Rachael Dennis, has been appointed Vice Chair of Homes for the North, working alongside new Chair Paul Fiddaman. Homes for the North plays a vital role in making sure the North’s voice is heard in national housing policy, at a time when the challenges we face are significant. Rachael said: “Bronwyn has been a powerful and respected voice for housing in the North, and she’s set strong foundations for the work ahead. I’m really pleased to be stepping into this role and working with Paul and the Homes for the North partners to push for the investment, long‑term funding and policy decisions our communities need. We have a real opportunity to help shape solutions that work for the North.” We look forward to supporting Homes for the North as it enters this next chapter.
Homes for the North: Entering a New Chapter We would like to thank Bronwen Rapley for her fantastic achievements in her role as Chair of Homes for the North as she steps down to enjoy a well-deserved retirement. Bronwen has served as Chair since 2024, and during her tenure she significantly raised the national profile of the alliance. She helped ensure that the voice of the North was clearly heard in debates on unlocking more, and better, homes across the region, strengthening our contribution to national housing policy and advocacy. Throughout her distinguished career, Bronwen has been a passionate advocate for affordable housing and community empowerment. After 25 years in the housing sector, Bronwen is now entering a new chapter and enjoying a well-deserved retirement. Her career includes a number of significant roles, including a decade as Chief Executive of Onward Homes, leading regulatory enforcement at the Regulator of Social Housing, and serving as Deputy Chair of the National Housing Federation. We are enormously grateful for the leadership, insight and commitment she has brought to H4N. Bronwen has now handed the baton to Paul Fiddaman, who takes on the role of Chair. Paul brings a wealth of experience to the position, currently serving as Chief Executive of Karbon Homes and as a founding member of Homes for the North. He builds on the strong foundations laid by Bronwen and will lead the alliance through its next phase. Working alongside him, Rachael Dennis, Chief Executive of Incommunities, will serve as Vice Chair. With over 20 years of leadership experience in social housing, she brings a strong commitment to driving positive change across diverse communities. This transition comes at a time of greater policy certainty for the housing sector, creating real opportunities to address the housing crisis. These changes give the sector renewed momentum to build new homes while continuing to invest in existing communities. However, the North continues to face distinct and persistent challenges that require focused attention. A rapidly shifting political context, the need to remain agile and responsive, and the growing importance of data-led, evidence-driven policy recommendations mean that H4N’s role has never been more critical. As we move forward, we remain committed to advocating for solutions that recognise the unique circumstances and opportunities across the region. We thank Bronwen for her exceptional leadership and look forward to working with Paul as Homes for the North enters its next chapter.

Some great news worth sharing…we’ve secured funding through the Social Housing Innovation Fund to help more customers share their experiences and feedback on our services. We know that getting involved in housing services isn’t always easy, especially if customers are balancing work and a busy life. Working with Together Housing Group Vico Homes and Leeds Federated we’ll use this funding to test more flexible, inclusive ways for customers to have their say, from quick online feedback to more local, community-based opportunities. Most importantly, it’s about turning feedback into real improvements in services like repairs, rent, and tackling anti-social behaviour. More voices, better services. https://lnkd.in/es4dTyCn
